LaGrange considering zoning change for gated residential community off of Young’s Mill Road

The LaGrange City Council is considering a recommendation from the Board of Planning and Zoning Appeals to rezone three properties on Young’s Mill Rd. to allow for a large residential development.
City Planner Mark Kostial said the developers would like to combine three properties totaling about 88 acres to construct a phased residential development. To do so, the properties would need to be rezoned Traditional Neighborhood Medium Density Residential (TN-MR).
Kostial said the site plan that has been submitted would not exceed 399 units. The plan is for a mix of housing types, from cottage homes to single-family homes to two-family dwellings to townhomes.
The proposed development would include a clubhouse, a dog park, walking trails, a picnic area, fire pits and a concert and movie stage.
“It’s a significant project,” Kostial said. “All of these would be — in the interest of full disclosure — market rate rentals.”
The developers have also indicated that it would be a gated community with no multi-family, Kostial said.
The properties are currently zoned Traditional Neighborhood Residential (TN-R) and Suburban Single Family Residential (SU-R).
The council voted unanimously to call for a public hearing on Aug. 8 to hear comments on the proposed zoning change.
In other business, the council:
4 Held a public hearing and first reading for a rezoning request for property located at 1374 South Davis Rd. from Corridor Mixed Use (CR-MX) to Campus General Industrial (CP-GI). Several comments were made questioning the proposed use of the property, which has not been revealed beyond it being light manufacturing. The planning commission unanimously recommended the change on June 12.
4 Called for a public hearing on Aug. 8 for a Board of Planning and Planning and Zoning Appeals recommendation to rezone property at 612 Hines St. from Traditional Neighborhood Residential (TN-R) to Corridor Mixed Use (CR-MX). The change was requested to allow for the expansion of Kimble’s Food by Design.
4 Approved a third amendment to the MEAG Solar Power Purchase Contract to allow the city to purchase an additional 50 kilowatts to better accommodate Walmart’s request to purchase 5000 kilowatts from the city. Utilities Director Patrick Bowie said Walmart is underwriting all the risks of any potential price change on the power.
4Approved a request by Blackwell’s Inc. to abandon Dixie Street. The company currently owns all of the surrounding property on both sides of the street. The city will maintain a 20-foot easement to maintain a waterline along the street.
4Held a first reading for an ordinance that would add a $150 fee for the city to review townhouses.
